IGBC inaugurates Navi Mumbai chapter to boost sustainable urbanisation

Through its 30th Chapter introduced in Navi Mumbai, IGBC seeks to ensure sustainable and eco-friendly development in the city.

The IGBC selected Navi Mumbai as its next chapter to support its fast urbanisation and make sure that its commercial and residential real estate development stays on a sustainable and eco-friendly path. Navi Mumbai includes over 610 million square feet of green building projects spread over more than 120 projects.

The 30th Chapter of CII-IGBC, the leading organisation in India for green building certification and associated services, was introduced in Navi Mumbai. Shri Somnath Kekan, Navi Mumbai Municipal Corporation’s Assistant Director of Town Planning, officially opened the chapter. Senior NMMC officials, senior office-bearers from CII-IGBC, and well-known Navi Mumbai builders, developers, and architects were present during the launch.

The IGBC Navi Mumbai Chapter is chaired by Ar. Hiten Sethi, principal architect of Hiten Sethi & Associates, and co-chaired by Ashok Chhajer, chairman and managing director of Arihant Superstructures Ltd. The mission of IGBC when it starts a chapter is to include local stakeholders, educate the public, and support green projects that support the sustainability of the city and are in line with federal objectives.

Speaking at the launch of the Navi Mumbai chapter, C Shekar Reddy, National Vice Chairman, Indian Green Building Council says, ” The Navi Mumbai chapter is our 30th Chapter and the fact that it was chosen reflects the city’s real estate potential in both the residential and commercial sectors. Additionally, the development of major infrastructure projects, such as the Navi Mumbai International Airport, is expected to boost economic activity, making it an ideal location for establishing an IGBC chapter. We are looking forward to working closely with the real estate stakeholders – builders, developers and architects – and ensuring that we jointly take our objective of sustainable built environment and net zero forward.”

The residential and commercial real estate potential in Navi Mumbai is substantial. The demand for residential real estate in Navi Mumbai is rising, with a rise of 20 percent predicted by 2025, especially in micro-markets like Vashi, Nerul, Belapur, and Kharghar. Furthermore, regions such as Upper Kharghar are becoming sought-after locations with anticipated increases in value and rental income, drawing in both investors and end-users.

Like Mumbai’s BKC, Kharghar is being developed into an International Corporate Park with corporate headquarters, lodging, and educational facilities. This raises the region’s economic potential coupled with Navi Mumbai’s well-established employment hubs in Belapur, Vashi, and Airoli. The real estate market in Navi Mumbai is generally expected to rise, helped by planned buildings and improved infrastructure.

Somnath Kekan, Assistant Director of Town Planning for Navi Mumbai Municipal Corporation, gives insights, ” I would like to congratulate CII-IGBC and the city of Navi Mumbai as we launch this chapter. This echoes the growth that we have seen in Navi Mumbai’s real estate market as well as a very promising future. As the real estate sector grows, it is important to look at sustainable and green buildings which are designed to reduce their environmental footprint by using energy and natural resources more efficiently, which can significantly decrease greenhouse gas emissions. I am looking forward to working closely with IGBC and ensuring we create infrastructure and green buildings which are addressing the environmental challenges of our time and moving towards a more sustainable and resilient future.”

The mission of CII-IGBC on Net Zero aims to make all buildings, including existing buildings, net zero operational carbon by 2050 and to achieve completely net zero embodied carbon for new buildings and infrastructure. Its Net Zero Carbon Rating System encourages the use of renewable energy sources, either on- or off-site, low-embodied carbon materials and technology, and Whole Building Life Cycle Analysis compliance. ‘Design & Construction’ and ‘Operations’ phases of projects are also covered by the ranking system. At various project stages, this method enables customised methods for reducing or eliminating carbon emissions.

The Navi Mumbai building industry provides a great chance to spearhead the adoption of Net Zero techniques and help India become one of the top nations to achieve Net Zero by 2070 thanks to the Net Zero Energy, Water, Waste, and Carbon rating systems.
