 What benefits do precast, prefabricated buildings bring to construction and commercial real estate projects?

Adopting precast prestressed technology has enormous benefits for construction and real estate. The quality of the construction will be good. The real estate sector will get the buildings completed on a faster schedule. This faster schedule helps match the market’s requirements for real estate. As all the building elements are produced offsite, many construction difficulties can be minimised. The quality of construction and the durability of structures will improve dramatically as all building elements are cast in a controlled-quality environment.

 How do precast and prefab help create ecologically friendly structures and architecture?

Adopting precast and prefab materials reduces environmental pollution at construction sites. As all building elements are cast offsite, the concreting works at the site is minimised. It will avoid a lot of material waste. Also, curing is not required at the site. Many water resources get wasted in regular construction during the curing process, which can be avoided by adopting precast technology.

 All elements are cast in proper MS moulds. No plastering is required on top of precast elements. This will reduce a lot of material waste on site and avoid shrinkage cracks in the building.

The location of the site is crucial for adopting precast technology. Precast vendors should investigate the site location to ensure it is appropriate for logistical movements. It is easier to implement precast technology if there is a place for cranes and trailer movements on the site. As a result, precast logistic teams should thoroughly research these factors before developing a commercial offer.

At least some space is required to move cranes and trailers at the site, free of hindrances like electric tower lines, cables, big trees, etc.

Which innovations characterise a precast building’s architectural style?

Precast buildings can be manufactured to the satisfaction of the architect. Because cost aside, any mould can be prepared to meet the architectural specifications. Once the mould is ready, pouring concrete and casting will be simple. Any shape can be produced by using the precast methodology.

 How might architects contribute to the visual appeal of precast buildings?

Architects should design the elevations keeping in mind the most typical shapes. This common shape design will reduce the number of moulds and mould alterations. It will be cost-effective and shorten the design and production timelines in most precast situations. The precast design team should work very closely with the architect in the initial planning stage to achieve cost-effective buildings to the utmost satisfaction of the architect.
