Maitreya Greens promises a serene life to its residents

Maitreya Greens, the first IGBC Gold pre-certified green building multistoried residential township, is coming up in Pathadi, Nashik. The project is located on Pathardi Road, one of the fastest developing areas of Nashik, only 1.5 km off main Mumbai-Nashik Highway. Strategically spread across 8 acres of lush green land, Maitreya Greens lays the foundation of a green construction, which everyone must have dreamt of owning one day. Some of the key features of the project are eco-friendly systems like sewage treatment plant, diesel generator (hybrid fuel), light weighted AAC (Aerated Autoclaved Concrete) blocks for masonry, rainwater harvesting, water meters for water efficiency, energy efficiency, solar energy usage, vermicompost pits etc.

To ensure efficient use of water, the project facilitates rainwater harvesting, low flow fixtures, and faucets and sewage treatment plants. The materials used in the construction of the project are all eco-friendly materials that reduce construction waste. Also, the solid waste management is done on the site itself, resulting into zero waste discharge.

Challenges faced in executionThe entire project is being developed under the strict guidelines set by IGBC. While Maitreya is facing several challenges, one of the important is sourcing of materials as there are very few certified suppliers available in the market. As most of them are located far away from the construction site, timely delivery of materials is an issue. Also, these materials come at a premium price. Advance orders are needed to be placed so that the material reaches the site on time, and the work goes on smoothly. For this, accurate estimation of the requirements have to be made, which is a tough.
Solutions undertaken Maitreya Group has taken care of every detail and technique, including the materials used in the construction. Everything used in the construction of this project is totally eco-friendly, which leads to energy conservation and cost-efficiency. They also add to the natural surroundings by providing an environment full of positivity and in return lowers the maintenance cost.
The project is proposing to use solar water heating systems, and buildings are fitted with energy-efficient lighting fixtures and appliances. 75 per cent reduction in energy consumption is possible to achieve per year by using these solar water heating system and 35-40 per cent with the use of energy efficient light fixtures and appliances in the common area. Wastage of energy is also avoided with the use of energy meter. Separate water meters are also being provided flat wise in buildings to monitor, control and conserve water.
Use of hybrid DG set as a backup in case of power cut and sufficient open green spaces are provided on the ground and overall landscape design further enhances the energy efficiency of this project. Electrical charging points for vehicles are also provided to encourage the residents to use electrical powered vehicles which will save natural fossil fuel and reduce air pollution resulting from its use. All the material and solutions used in the construction and development of this project are being sourced only from IGBC certified vendors.
AmenitiesThe highlight of the project is the large central landscape area, which allows children to indulge in some recreational activities and senior citizens to enjoy long brisk walk, while savoring the peaceful ambiance. In fact, 40 per cent of the space in the entire project is left open or as recreational area.
The project also offers club house to the residents. This club house is well-equipped for indoor games and houses a swimming pool, a jogging track and cool water bodies for healthy recreation options. Maitreya Green also has its own amphitheatre, commercial zone, temple and interactive plazas. For every resident, there is an ample parking space. In this Vastu-friendly project, all the towers are fitted with stretcher lift, another special feature to facilitate lives of its residents.
