Affordable housing: A latest trend
Informing on the market condition of 2016 Rakshak Maini, Executive Director, Maini Construction Equipment says, “2016 has been a very slow year for real estate industry, there are fewer investors and the end buyers are not investing in any proposed or under construction project as there is huge gap in the seller commitments and actual reality. The projects ready for possession are charging premiums, which make those projects out of budget range for many.

He observes that, India faces huge shortage of houses as per various surveys, many state governments have encouraged affordable housing projects. The advantage of these projects is that local government governs the selling price of these projects and the government also imposes huge penalties upon delays of these projects.

“This in turn is giving a lot of confidence to end users to invest all their hard earned sayings in this type of projects where they know that their money is secure and they will be handed over the keys to their home within the acceptable time range. So yes according to me affordable housing is the most upcoming and latest trend in the market and a win – win situation for all,” he states.

In addition, Maini believe so because this (affordable housing) concept gives enough comfort level to an end user to invest in such projects and as investment and regular flow of income is assured, the developer might not have huge margins but gets enough cash flow to pump into the project for timely construction and delivery.
Reducing costs with formwork
Briefing about how the company’s products and services contribute to these types of projects Maini says, “These types of projects are time bound. Now in order to achieve construction deadlines, system formwork, especially Maini Aluminium Formwork System, can help achieve 5 – 7 days floor to floor cycle. Also all structural and non-structural members (partition walls) will be casted simultaneously and provisions for electrical, plumbing and other services shall left before concreting so that finishing takes lesser time and also become easier.”

Major site work of brick work and plastering can be totally avoided, and the finishing can straight away be done with minimum coat of Putty or Plaster of Paris and the outside structure can be painted straight away.

Also as same deign is repeated for multiple towers, higher number of repetition can be achieved with the same formwork thus achieve better ROI on formwork cost and eventually save money.
