Residential is still largely based on a RCC framework due to the ISI code as well as customer acceptability and hence tech advances are limited to prefab and maivan aluminium shuttering.

Modern construction technology increases speed and delivers a superior quality product. There are several new technologies available that are applicable to the various asset classes of real estate such as residential, commercial, retail, industrial and hospitality.

Informing on how the technology is changing the construction industry Rohit Poddar, Managing Director, Poddar Housing & Development Ltd says, “Residential is still largely based on a RCC framework due to the ISI code as well as customer acceptability and hence tech advances are limited to prefab and maivan aluminium shuttering. 3D printing is currently a distant dream as there is neither capacity nor it is a part of the ISI code. Commercial and retail including mall structures are now accepted as being built from either a steel frame or a fast curing concrete frame which is usually finished with a plug and play glass facade – or other types of facades which are all premade and hence quick to attach industrial buildings including warehousing have also witnessed steel and space frame tech for speedy and volumetric constriction with thermal insulation panels being fit to where applicable depending on the performance requirements.”

He adds, “Prefab is also being used across sectors but due to the taxation structure and hence comparatively high cost, has not found the wide spread application that it deserves.

How has this technology added value to your business?
Technology invariably adds value when used correctly and effectively believes Poddar. Briefing on how technology is adding value to the business Poddar says, “There are several competing consultants who advise companies such as ours on what technology is best suited for our particular project to meet or exceed the project requirements. We have used aluminium shuttering in the past as this leads to better quality and better first time right product in addition to compressing the construction cycle. We have used the same across our affordable housing developments.”
