PEC: Globicon Terminals receives platinum rating from IGBC

Globicon Terminals is a green and sustainable warehouse facility developed by International Cargo Terminal Pvt Ltd in village Khoproli, Uran taluk at Raigad district (Navi Mumbai). The project has received platinum rating from Indian Green Building Council (IGBC). The green initiatives of the project not only help in mitigating the overall environmental impact, but also provide improved performance and reduced operational & maintenance costs while keeping in line with the environmental goals. Globicon Terminals is also the first green cargo terminal in India with built-in CFS. Effective sustainable design of the terminal is a comprehensive approach to selecting and integrating products and processes that account for long-term consumer satisfaction and environmental conservation.

PEC Greening India, the green building consultant, Smart & Sustainable solution providers was appointed as the consultant for Globicon Terminals from the inception stage of project during planning and design. PEC conducted various preliminary studies including sustainable design approach and passive studies to determine the potential for resource efficiency and efficient operations.

“Globicon Terminals has shown its sustainability commitments towards the mitigation of climate changes and global warming by adopting green building concept in their warehouse facility from the design level, also pursuing the same in the operations to achieve more credentials of sustainability” says Mala Singh, Chairperson & MD -PEC Greening India.

The project “Globicon Terminals” is spread over an area of approximately 20.5 acres and consists of three warehouses for import, export and hazardous goods storage, along with administration and canteen block. Sustainability and green designs have been incorporated by the project team during the design stage itself. IGBC has awarded the project with 81 points out of 100, a testament to its green concepts and techniques in the project which help to address national priorities like handling consumer waste, water efficiency, reduction in use of fossil fuels, energy efficiency and conserving natural resources etc.

The salient green building features comprise of sustainable design and site management practices, rainwater harvesting, wastewater treatment & reuse, low-flow water fixtures, energy efficient building envelope,100 percent LED lighting and energy-efficient electrical equipment, use of high performance glazing, solar PV system-renewable energy, solid waste management practices during and post construction by using 3R-principles, use of eco-friendly building materials in construction and green housekeeping chemicals for maintenance, continuous monitoring of energy and water consumption, special green belt facility within the campus, dedicated space for physical fitness for the employees and universal design features in the facility. The project is under operation from the past one year. The project has installed additional solar PV so that the entire facility would be lit by Solar Power and Excess generation would be supplied to MSEDCL. They are aiming for NET Zero concept of energy, also converting wet waste into manure and biogas.

Through an integrated approach and tenacious environmental planning, the company could realise sustainability goals and reduce their opex cost significantly, says Vivek Kele-Director, Team Global Logistics Pvt.Ltd.

The energy efficiency of the project alone helped cut the monthly lighting cost to one fourth of its estimated cost. This integrated, holistic approach encourages positive impact on building’s life-cycle, including design, construction, operation and decommissioning. Now, the project is aiming for the highest rating in operational and maintenance standards under IGBC existing building rating system.
